Preparing Your Home for a Sale

Saturday, December 19, 2015

Selling your home is a big task and one that takes up a lot of time and money. But one of the things that doesn’t cost money is preparing your home the right way. If you’re ever going to sell your home to somebody, you need to make the home appealing to them. Luckily for you, there are many ways to do that.

Here are some key tips that will help you to sell your home as quickly as possible.

Make it Appealing from the Outside

Curb appeal is a big deal, so make sure you don’t ignore it when it comes to selling your home. People form first impressions very quickly. They do this before they even step foot in the home. Some people even claim that people make up their mind about whether or not to buy a home before they’ve even looked inside it. You don’t want to ruin your chances before people have even stepped inside the house, so think about how you can improve your home’s curb appeal. You could paint the outside of the home. Or you could clean up the front garden and add some plants and flowers to it. Whatever you do, make sure that the home looks neat, tidy and inviting to people looking at it from the outside.

Clean it Up Inside

The next step is to think about how the home looks and feels on the inside. You don’t want people to step through the front door and be confronted by a messy and disorganised home. So, make sure you give the home a deep and thorough clean before anyone looks around it. This might take some time and effort, but it could be necessary if you want to sell the home quickly. If you are no good at cleaning or you can’t face up to the massive task of actually doing the job, use a house cleaning company. They will do the job professionally, and achieve a better outcome than you would be able to. That can only be a good thing, so give it some thought. It might just be money well spent.

Decide What to do with the Pets

If you have pets, you need to know exactly what you’re going to do with them when people come over to look at your home. You don’t want to have people refuse to buy your home because of the pets. If people come to look at the home, and the dog jumps all over them, they might simply leave. At best, it will not endear them to the home. It gets them off on the wrong foot. Ideally, you will let a neighbour or friend look after the pets when people are coming over to look at the home. If you don’t want to do that, you should put them outside until the visitors have left. And, finally, don’t forget about those pet smells. You might have gotten used to them, but not everyone else will have.

Make Those Minor Repairs

We all have those minor problems around the home that we need to deal with but keep putting off. But you really need to get those repairs done if you’re going to sell the home quickly. People will see those problems and make snap judgements about the home if you don’t get them fixed. Most of them will only take a few minutes to fix, so it’s worth getting them done. You need to do the small things like touching up the paintwork where it has got chipped over the years. People will notice these details when they are thinking about buying a home, so don’t dismiss them. The repairs you make could help to secure that much-needed sale.

Flood the Home with Light

There’s nothing more off-putting for people looking around a home than it being too dark. That’s why you need to flood the home with light as much as you possibly can. This is not always an easy thing to do, but there are a few ideas that you can try out that might help. Natural light is the most important kind of light, so try to make sure that you don’t block any of the windows. Blinds are often better than curtains for letting in light during the day. Curtains sometimes block the light at the sides of the window. Whereas, blinds can be lifted up to flood the room with as much light as possible. You should also change the bulbs to make sure each room is bright enough.

Minimise

People are not going to be impressed by an overcrowded home, so you should try to make it more minimal. The big problem with trying to sell a home when it’s crowded with personal possessions is that people can’t see it properly. The only way in which you can make sure that people can see the full potential of your home is to show them the space. They need to see what they’re going to get if they’re going to be interested in buying it. But it’s impossible to do that if the home is being smothered by your possessions. See if you can store some of your possessions in the loft or the garage when you’re trying to sell the home.

Show People Around the Right Way

There is a technique to showing viewers around your home. Of course, you need to let them have space to look around and develop an opinion of the home. The key to showing people around is to not act like a travel guide telling them where to go and what to look at. You should give them the space to go their own way, but also be there to answer their questions and give them key bits of information. If you are too overbearing and don’t allow them to look around in the way in which they want to, they will feel stifled. And that means they’ll be eager to get out of there as quickly as possible. So, take a more relaxed tone when you show them around.
